Implementation
Furnishing, installation oversight, and a house handed over ready to live in.
The Position
The last ten percent is where a house is won or lost.
The framing is straight and the drywall is done, and then the project slows: the fixture that arrives in the wrong finish, the furniture that will not fit the stair, the punch list that stays open for months. Owners remember the end of a project longer than the middle.
We carry the end. Furniture, art, and décor are sourced through the studio’s trade relationships and checked against the design before they ship. Fixtures and finishes that become part of the building are specified by the studio and purchased by the owner or within the builder’s contract. Installation is walked and corrected on the builder’s schedule. The punch list is written, dated, and closed.
On handover day the owner receives the House Book — systems, warranties, finishes, and contacts — and a date eleven months out, when we walk the house again before the builder’s warranty ends. Where the studio sources furnishings on a project it also represents, the terms are set out in writing at the start. The studio does not purchase construction materials or schedule trades.
